South of Fifth
A 28-unit residential project is set to rise in a place better known for taller towers - South Beach. The project, South of Fifth, is to include just nine lofts, 10 condominiums, three penthouses, three cabanas and three two-story beach houses.
Developer: Matrix Architect: Nichols Brosch Sandoval & Associates Year Built: 2008 Number of Units: 28 Unit Sizes: From 1300 to 6200 s.f.
Residences at the project, at 135 Ocean Drive, are to range from 1,300 square feet to 6,200 square feet.
Michael Samuel is also a principal of Midtown Group, the New York-based development company behind the planned, $2.3 billion, self-contained urban community known as Midtown Miami. For that project, he oversees day-to-day development operations and is responsible for master planning.
As designed by architects Nichols Brosch Wurst Wolfe & Associates, units have an east-west flow-through design allowing for natural light from sunrise to sunset.
Deborah Samuel described the residences' open-plan design as "a canvas to inspire a modern, comfortable home."
However, that canvas is hardly blank. Luxuries studding it include private elevators, floor-to-ceiling windows, wireless lighting controls, custom home theater systems and reservation services access.
Service quarters with separate entrances are standard in each residence.
Kitchens include gas stoves and elongated granite countertops, while bathrooms have a glass-enclosed shower and toilet/bidet area and limestone floors.
